Am I buying a plot or a finished house?
A plot. At Reserva da Luz you buy the land and build your own home on it, rather than purchasing a completed property. Each plot is sold with a defined plot area and construction area, both listed on the plot’s own page.

Can I use my own architect and builder?
Yes. You are free to bring your own architect, contractors and project team, and shape the house exactly as you wish. If you would prefer a more guided route, the developer’s turnkey service can take on as much of the work as you want it to.

What does the turnkey service include?
Support from design and planning through to construction and project management, with the level of involvement set by you. It draws on DDM’s 25 years of experience at developing property in Portugal, giving you a trusted team to manage the journey from plot to finished home.

How does the buying process work?
The buying process follows four key stages. You select your preferred plot, meet with our turnkey team to discuss your future home, sign the Promissory Contract of Purchase and Sale (CPCV) and complete the final deed. Once the purchase is complete, construction of your new home can begin, with our team overseeing the development through to completion.

What is a CPV?
Contrato de Promessa de Compra e Venda, the promissory contract used in Portuguese property purchases. Both parties sign it before completion, committing them to the sale on agreed terms. Completion itself happens later at the deed, or escritura, signed before a notary. The sales team will take you through the terms that apply to your plot.

Is this a brand new development?
No. Building at Reserva da Luz began in 2002 and homes were completed over the following fifteen years, so this is an established international community rather than a construction site. The plots in the current phase are the last ones remaining.
